And if you prefer to leave that decision to us, as many clients do, we can do that too.
We collect the monthly rents, take care of any expenditures, provide you with a detailed monthly report of revenues and expenses, as well as a once-yearly expense report for taxation purposes upon request. We take care of all maintenance requests, emergency after-hours calls, deal with all tenancy board-related issues, small claims court, etc.
Also, with our Property Management Service, we offer the additional touch of implementing a Life Plan for your investment property. We will work with you to identify changes that can be made to nurture your investment over time so your investment retains its value and doesn't become run-down. This service is included in your monthly property management fee, and it's highly recommended that you take full advantage right from the start.

With our Leasing Services, we take care of the legwork to find you a top-quality tenant, and everything else is up to you. Like always, we first find out what exactly you are looking for in a tenant. We then advertise and showcase your property, screen potential tenants, perform credit checks, verify employment, check past rental history, etc. Once a potential tenant meets our high expectations, we will then sit down with you and go over the details, giving you the final say. We then move the tenant in, provide and prepare the lease documentation, in-going inspection reports, ensure utilities are switched, etc., and then we hand the reins over to you! But rest assured, you'll have a great tenant, or we’ll replace them at no cost to you!
